Terms of Stay

Reservations and deposits

A reservation is confirmed when we have both received your signed agreement and a deposit of fifty percent (50%) of the total stay fee. The balance is due thirty (30) days before arrival. For stays booked within thirty days of arrival, the full balance is due at signing.

Quoted rates are held for seven days from the date of issue. After that, availability and pricing may change.

Cancellation

Cancellations made more than ninety (90) days before arrival receive a full refund less a non-refundable administrative fee of $500.

Cancellations made between ninety (90) and thirty (30) days before arrival receive a fifty-percent (50%) refund of the deposit. Beyond that point, deposits are non-refundable.

We strongly recommend purchasing travel insurance for events outside your control. We are happy to provide documentation for any insurance claim.

Maximum occupancy

Each building has a maximum number of overnight guests, listed on its individual page. Additional guests beyond that number, including children, are not permitted to sleep on the property without our written consent.

Day visitors (for events such as weddings) are accommodated separately under your event agreement and are subject to a separate guest count cap.

Smoking, drugs, and conduct

The estate is non-smoking inside all buildings. Smoking is permitted only in designated outdoor areas, and we ask that you dispose of materials carefully — we have working farm animals and dry seasons.

Illegal substances are not permitted on the property.

Quiet hours are observed from 11pm to 7am for the comfort of all guests and our neighbors. Events with amplified sound must conclude by 11pm unless prearranged.

Damage and the security deposit

A refundable security deposit is collected separately from the stay fee and is returned within fourteen (14) days of departure, less any documented damages or excessive cleaning costs.

Normal wear is expected; we do not invoice for ordinary stains, broken glasses, or the kinds of small incidents that happen with any group. Significant or willful damage to property, fixtures, or grounds is invoiced against the deposit, and where damages exceed the deposit, you will be billed for the difference.

Pets

We welcome well-behaved dogs in select houses on prior arrangement and with a per-stay pet fee. Pets must be supervised, may not be left alone in the houses, and must not interact with our working animals. The estate reserves the right to ask that pets be boarded off-site if they cause undue disturbance.

Force majeure

Neither party is liable for failure to perform due to causes beyond reasonable control — including but not limited to severe weather, fire, natural disaster, public-health emergency, or governmental action. In such events we will work in good faith to reschedule, refund, or credit your reservation.

Modifications

We may revise these terms from time to time. The terms in effect at the time of your reservation are the terms that apply to your stay. Material changes will not be applied retroactively without your consent.
